The story

A village that filled with life again

Collado Royo was a village that was abandoned in the 1950s. Pilar and Roberto, with their newborn son Ariel, were a family looking for a place in the countryside to live.

That is how they came to the village, and they decided to rebuild it using eco-building methods. Slowly, the ruins were transformed into a beautiful village, with renewable energy (solar panels and batteries) and 5 hectares of land to enjoy nature.

Today there are four finished houses, with fireplaces and kitchens, gardens, a clay oven and a covered barbecue area where everyone fits at once.

Now it is time to let others live in the village that has given us so much joy.

What is shared

Fire, a table and five hectares

As well as what each house has, there is a shared area with a covered barbecue and a large table, a clay oven and a paella burner. Around it, the village's land. A little further on, the small building that provides the electricity.

Why it is different

The whole village is the house

It is easier to understand from a distance: a cluster of stone houses on a hillside, surrounded by pine forest. Every house in the village is included in the sale, so within the village there is no neighbour but you.

And yet it is four or five kilometres from the motorway, and an hour and a quarter from the city of Valencia.

Anyone looking for an abandoned or “ghost” village for sale in Spain usually finds ruins. Collado Royo is the opposite: a hamlet that was once abandoned and is now restored and ready to live in. And it is hard to find everything else together: an entire village, woodland all around, its own solar power and two ruins where you can still build.

The surroundings

Woodland all around, and a valley people choose

Collado Royo stands alone on its hillside, surrounded by pine and holm oak. Around it are the Gúdar and Javalambre mountains: Iberian ibex, wild boar, roe deer, griffon vultures gliding over the ravines, golden eagles. Juniper and pine. And at night, a sky with Starlight certification.

Below runs the Mijares, about ten minutes away by car. Its gorges, the Estrechos del Mijares, a limestone canyon of sheer-walled narrows, are a protected site in the European Natura 2000 network. There are river pools for swimming in summer.

Next door is the Olba valley, which is unlike any other village in the area. In the early 2000s its school was about to close with four pupils. Today it is a state school with no textbooks, which learns in the vegetable garden and out in the hills and respects each child's pace, and it has brought families from all over Spain: artists, craftspeople, people who work remotely.

Olba has become a place for artists, with art festivals along its irrigation channels, and a corner of rural Spain where housing is short because new people keep arriving. The school is about 27 minutes by car from Collado Royo.

What you can do here

Eight things that fit
in an entire village

You don't have to choose just one. Most of them can live side by side.

01

A village for your family (or for several)

A house for each branch of the family, or for each family in a group of friends, around the same clay oven.

02

Raising your children in the countryside

With the Olba state school, with no textbooks and a vegetable garden, about half an hour away. Many families have changed their lives for that school.

03

A retreat centre

Yoga, silence, writing, meditation. The entire village for the group, and no WiFi.

04

A community

Several families or friends who want to live together, each in their own house: four houses, room for a vegetable garden, their own power and five hectares.

05

An artists' residency

The neighbouring Olba valley has been a place for artists for decades, and every summer it fills its irrigation channels with art.

06

Watching the sky

The Gúdar-Javalambre area is a Starlight Tourist Destination. The Javalambre Astrophysical Observatory and Galáctica are 43.7 km away, about 50 minutes.

07

A foundation or an eco-village

Four eco-built houses, their own power and a village with a name. For a project or a community that wants to go on being something.

08

Your home. Simply that.

Some people don't want to rent anything to anyone. That works too.

The price

Why €1,600,000

  1. Because it could not be done again today.

Entire villages, restored, surrounded by woodland and an hour and a quarter from a major city with an airport hardly ever come onto the market. And in this area new building is no longer allowed except where a building once stood.

  2. Because the expensive part is not buying a village, it is bringing it back.

Buying a ruin is the easy part. Rebuilding it takes years of work and a lot of money. Here, that is already done: you move in and live.

  3. Because the setting cannot be manufactured.

Pine forest all around, the Mijares below, a Starlight sky above and, next door, the Olba valley, with its school and its people. No building work can provide that.

  4. Because it is 1h15 from the city of Valencia.

That is 95 km. The village is 4-5 km from exit 71 of the A-23, the Valencia–Teruel motorway.

  5. Because it has its own power.

Solar panels and batteries, in a separate technical building, supply electricity to all four houses.

  6. And because it can be shared.

There are four independent houses: for the family, for friends, for a group coming to spend a few days. Each with its own front door.

About the price. It is open to discussion with anyone who is serious and has a project. What we will not do is sell the village off in pieces: the four houses are sold together.

Questions

What people ask us

What is the asking price for Collado Royo?

€1,600,000 for the entire village: the four houses, the two ruins that can be rebuilt and the 5 hectares of land. The price is open to discussion with anyone who is serious and has a project.

Can a foreign buyer, from the UK, the US or Canada, buy Collado Royo?

Yes. In Spain a foreigner can buy property just like a resident.

Can I buy just one of the houses?

No. Collado Royo is sold as a whole, with all four houses together. That is what makes it what it is.

Why do some listings mention only three houses?

Because House 4, the small one, is an annexe of House 2 and shares its cadastral reference. There are four houses.

How much land comes with Collado Royo?

About 5 hectares (roughly 12 acres), in 22 rural plots (49,710 m² according to the Cadastre). The four houses add up to 486 m² of built area. The cadastral references are in the dossier.

Can it be rented out?

Yes, if you want: there are four independent houses. But it is sold as what it is, a village to live in.

Can you live at Collado Royo all year round?

Yes. The houses have wood-burning fireplaces, mains water and their own power from solar panels and batteries. Collado Royo lies between 959 and 1,000 metres above sea level: winters are cold and some bring snow, and that is when it is most enjoyable, with the fire lit. During the visit we will tell you what each season is like.

Is there internet or WiFi at Collado Royo?

There is no WiFi installed. There is Movistar and Vodafone mobile coverage, and satellite internet or a 4G/5G router can be installed.

Does Collado Royo have mains water?

Yes. Collado Royo has mains water, from the public supply. There is also a spring nearby, outside the property, that can be used.

Is there a school nearby?

Yes. The state primary school in Olba is about 27 minutes away by car: no textbooks, an organic vegetable garden and a lot of time outdoors. It has drawn families from all over Spain. The secondary school is in Mora de Rubielos.

What is the nature like around Collado Royo?

Pine and holm oak around the houses, the Gúdar and Javalambre mountains (Iberian ibex, griffon vultures, golden eagles) and the Mijares river about ten minutes away, with gorges protected as a Natura 2000 site.

How does the solar power work?

The solar panels and batteries, housed in a separate technical building, power all four houses of Collado Royo. The technical details of the installation are in the dossier.

Can the two ruins be rebuilt, and what can be built there?

The two ruins are part of the sale and can be built on: they can be rebuilt. In this part of Teruel new building is no longer allowed except where a building once stood, so ruins are scarce and increasingly sought after. The floor area and permitted uses will be set by a certificate from San Agustín Town Council, which has already been requested and will be provided to anyone who asks for it.

How far is Collado Royo from Valencia, and how do you get there?

Take the A-23, the Valencia–Teruel motorway (highway), to exit 71; from there it is 4-5 km. From the city of Valencia it is 95 km, 1h15 by car, and from Teruel about 55 km.

Can I arrange a viewing, or stay the night first?

Yes, by appointment. And you can do something better: spend a night here. It is the best way to understand this place. Write to us and we will arrange it.

Do the owners, Roberto and Pilar, live in the village?

No. They live in another village, about ten minutes away by car: Collado Royo is entirely for whoever buys it, and they are close by.

Why are you selling?

Because we have done our part: we brought an empty village back to life. Now we are looking for someone who wants to carry it on.

Can several families or friends buy it together?

Yes, and the village lends itself to that: there are four independent houses with a shared area. How to divide the ownership is up to each group, with their notary or lawyer; we provide all the documentation.

Who is handling the sale?

The family: Roberto and Pilar, with their son, who takes care of visits and paperwork. If you are an agent with a buyer, write to us: we work with agents under a written fee agreement.
